Key Colony Beach

Key Colony Beach is called the “Gem of the Florida Keys” and is an island that is located just south of the main Overseas Highway. It is the Heart of the Florida Keys at mile marker 53.5 of the 106 mile of US 1 which starts in Key Largo going to Key West traversing the entire Keys.

The beauty of Key Colony Beach real estate is that the majority of homes here are directly located on canals all with direct access to the waters of the Gulf of Mexico or the Atlantic Ocean. This is an ideal location for anyone that is looking for a waterfront boating property. If you are looking to live in or have a second home that will give you the best access to fishing and boating then Key Colony Beach is for you.

Since Key Colony Beach is so perfectly set up for fishing and boating it has a lot of potential as an investment property. Beyond many of the properties being able to harbor one’s boat right on the property, Key Colony Beach also has charter fishing fleets and a marina that offers boat rentals as well. There are even investment property opportunities with smaller condo properties, so you don’t have to break the bank to invest in Key Colony Beach real estate with the average condo, even waterfront condos, going on average around $294,000.

There are also many luxury home options available too, as you could imagine since most of the homes are waterfront. The average luxury home is priced around $725,000. However in the last year that price has really started to rise, if you’ve been thinking of purchasing a luxury home now could be the best time.
